
Job Summary
The Senior Commercial Maintenance Manager reports to commercial corporate management and works to ensure units and facilities for a commercial property portfolio within a defined geographic region are in good working order and maintained to standards for MAA. Primary responsibilities include managing preventative maintenance; overseeing the operation, maintenance and repair of commercial HVAC systems and other mechanical equipment; ensure prompt and courteous responses to routine and emergency service requests; maintain property appearance which meets or exceeds standards. In collaboration with regional and corporate commercial operations management, assists with overseeing construction projects including capital repairs and improvements and commercial unit buildouts.

Duties and Responsibilities
Maintains complex mechanical, electrical, and plumbing (MEP) systems such as chillers, boilers, cooling towers, air handlers, pumps, and emergency generators for a commercial property portfolio.
Ensures the assessment, operation, maintenance, repair, and/or replacement of commercial HVAC units. Collects and maintains maintenance records as required by lease agreements.
Maintains energy management systems (BMS/EMS) and smart building technology.
Implements preventive maintenance programs to avoid breakdowns and extend equipment life. Inspects and performs scheduled maintenance on elevators, fire/life safety systems, and access control systems. Uses predictive tools (infrared, vibration analysis, water testing) to identify potential failures.
Uses a Computerized Maintenance Management System (CMMS) to track work orders, inspections, and compliance.
Provides timely and professional responses to routine and emergency tenant service requests.
Coordinates with tenants and, if applicable, residential property management, for buildouts, after-hours work, or special events.
Maintains a high level of property aesthetics, cleanliness, and comfort to Class A building standards.
Ensures compliance with local codes, OSHA, ADA, fire/life safety regulations, and company policies and procedures. Manages environmental health and safety programs (indoor air quality, hazardous materials, emergency response). Coordinates activities with inspectors, city officials, insurance representatives, tenants, and company resources.
Coordinates and supervises assigned staff and third-party contractors for tenant buildouts, janitorial services, repair and maintenance of HVAC, elevators, etc. Communicates goals and objectives, shares performance feedback, and ensures accountability. Ensures all work meets Class A standards for quality and generates minimal tenant disruption.
Coordinates capital improvement projects (roof replacement, chiller replacement, façade upgrades, tenant improvements) and tenant buildouts in collaboration with residential, corporate, and commercial operations management and staff. Assists with the delivery of space to new tenants and inspection of units pending vacancy.
Assists with preparation of annual operating budgets and capital plans and projects. Tracks and reports repair/maintenance expenses and recommends cost-effective solutions. Supports sustainability initiatives (LEED, Energy Star certification, energy savings).
Performs other related duties as assigned to meet the needs of the business.
Required Qualifications
5-7 years of Class A building maintenance experience required
Maintenance of complex mechanical, electrical, and plumbing (MEP) systems (e.g., chillers, boilers, cooling towers, air handlers, pumps, emergency generators) required
HVAC experience, including preventative maintenance and troubleshooting, required
EPA Universal license required; CAMT is required in Florida only
Valid driver’s license from the state of residence required
Preferred Qualifications
Commercial maintenance experience with mixed use or retail shopping center environments preferred
LEED Accredited Professional (AP), Green Associate (for sustainability-driven properties), and/or NFPA Certifications (Fire Protection Systems, Electrical Safety, Building Life Safety) strongly preferred
Supervisory experience preferred
Knowledge, Skills, and Abilities
Commercial buildout expertise with the ability to read plans and understand city, state, and federal codes
Expertise to maintain complex mechanical, electrical, and plumbing (MEP) systems such as chillers, boilers, cooling towers, air handlers, pumps, and emergency generators
Knowledge of energy management systems (BMS/EMS) and smart building technology
Ability to regularly inspect and perform preventive maintenance on elevators, fire/life safety systems, and access control systems
Thorough knowledge of commercial heating and air conditioning unit maintenance, trouble shooting, and repair
General knowledge of the repair and maintenance of electrical, plumbing, and carpentry for commercial facilities (e.g., floor drains, grease traps, vent-a-hoods)
Knowledge of safety regulations related to commercial properties, including fire suppression systems
Knowledge and skills to operate common and specialized tools for repairs and maintenance
Ability to visually inspect units, grounds, and other property aspects to determine adherence to standards
Supervisory and leadership skills to delegate and guide the work activities of others, including sub-contractors
Skill and ability to communicate verbally clearly and concisely and in writing with professionalism when interacting with residential and commercial tenants and operations management
Knowledge and skills to organize, prioritize, and meet deadlines
Customer service and problem-solving skills
Ability to read, interpret and apply written instructions for repair and maintenance of equipment with attention to detail
General computer skills to use Microsoft Office Applications (Outlook, Word, Excel), operate a Computerized Maintenance Management System for work orders, and mobile communications devices
Ability to operate a personal motor vehicle and travel between properties within commercial portfolio
