Description
We are hiring a dedicated Multi-Site Property Manager to join our team. This position is based downtown in Richmond, Virginia. In this role, you will oversee the daily operations for multiple small multi-family properties, ensuring high levels of resident satisfaction and efficient property management. Your contributions will be vital in maintaining our reputation for excellence.
Responsibilities
- Manage daily operations of assigned property, including staff members to ensure optimal performance.
- Develop and maintain positive relationships with residents, addressing their needs promptly.
- Oversee leasing activities, including marketing vacant units and conducting showings.
- Responsible for posting rent, meeting pre-determined occupancy and NOI goals.
- Follow collection and delinquency procedures.
- Negotiate contracts with vendors and service providers to ensure quality services.
- Utilize property management software for data entry and reporting.
- Implement conflict resolution strategies to handle resident disputes effectively.
- Assist with annual preparation/review of budgeting process.
- Enforce policy/ procedures as it relates to property management
- Ensure compliance with local laws and regulations related to property management including Fair Housing laws.

Requirements
- Proven experience in property management or a related field. (minimum 3 years of assistant property manager experience)
- Strong negotiation skills with the ability to manage contracts effectively.
- Familiarity with Real Page or similar property management software is a plus.
- Excellent conflict management skills and customer service orientation.
- Strong organizational skills with attention to detail.

Property Manager
Classification: Exempt
Reports to Regional Manager
Description of Position
- The Property Manager is responsible for the overall operation of the apartment community.
- The Property Manager is responsible for the supervision and training of all associates.
- The Property Manager is under the direct supervision of the Regional Manager.
Goals of Position
- Ensure outstanding customer service is delivered to all residents, customers and associates.
- Ensure that the interior and exterior of the apartment community meets company safety and appearance standards.
- Build and maintain residents’ confidence and foster good relations.
- Mentor, train and supervise associates in rental techniques and interaction skills with residents.
- Maintain maximum occupancy with minimal vacancy and credit loss.
- Adhere to all budgets.
- Adhere to and obey Fair Housing Laws.
Responsibilities (including but not limited to)
- Adhere to all company policies and procedures.
- Hire, train, mentor, supervise, terminate as well as make recommendations regarding associates.
- Prepare and maintain accurate payroll records as required.
- Actively market and promote apartment rentals and move-ins.
- Prepare, process, review and sign all leases and related forms.
- Collect rents and handle delinquent accounts, including legal processing.
- Maintain financial records for the property, including resident ledgers, cash receipt journals and petty cash account.
- Make bank deposits.
- Supervise outside contractors working on the property.
- Handle all details of move-ins, move-outs and lease renewals.
- Ensure that residents are provided with a clean, safe and well maintained community.
- Work within the established budgets.
- Work with residents to establish good resident relations.
- Report accidents and emergency situations to the Regional Manager and/or Human Resources immediately and prepare proper reports.
- Ensure that all maintenance service requests are handled on an immediate and professional basis.
- Supervise the maintenance staff, including the Maintenance Supervisor.
- Perform clerical functions such as typing, filing, report writing, telephone answering and other related tasks.
- Maintain a high work safety attitude including the use of proper PPE when necessary.
- Maintain control of apartment keys.
- Notify the Regional Manager of any vacations or absences.
- Call Regional Manager if emergency, sick or going to be out of work.
- Additional tasks as requested or assigned.
While performing the above responsibilities and assignments, you may be required to perform tasks that will require some physical exertion. You must be able to see to a degree that safety is not compromised. You must be able to communicate and be understood.
Common Requirements for Your Duties as Property Manager
- The Property Manager position requires extensive mobility. Frequent inspections and employee supervision require climbing stairs, inspecting breezeways, etc…
- Other physical requirements such as lifting (up to 50 pounds), bending, reaching, etc. may be required in performing your duties as Property Manager.
- Must have transportation and a valid Driver’s License.
