Position Overview:
MCFA is partnering with a premier real estate development corporation to find a strategic and experienced Portfolio Maintenance Director to lead maintenance operations across a portfolio of residential communities in New Jersey. This high-impact leadership role is ideal for a seasoned professional with multi-site management experience, technical expertise, and a passion for operational excellence and team development.
Key Responsibilities:
Maintenance Operations Leadership
- Oversee maintenance operations across multiple communities, including staffing, training, and performance management.
- Ensure delivery of maintenance services that meet organizational standards and resident expectations.
- Manage vendor relationships, contracts, and quality control for cost-effective service delivery.
- Allocate resources to meet both short- and long-term maintenance needs.
Strategic Planning & Systems Management
- Prepare and manage maintenance budgets, ensuring financial goals are met.
- Leverage internal systems to analyze performance data and optimize operations.
- Lead continuous improvement initiatives and disaster recovery planning.
Resident Satisfaction & Quality Assurance
- Collaborate with on-site teams to resolve resident concerns and maintain high service standards.
- Implement solutions based on customer feedback and survey results.
- Conduct regular inspections to ensure safety, cleanliness, and functionality.
Team Development & Leadership
- Mentor and develop Maintenance Managers across the portfolio.
- Provide coaching, training, and succession planning to support team growth.
- Ensure alignment between portfolio goals and on-site execution.
Compliance & Safety
- Ensure compliance with all federal, state, and local maintenance regulations.
- Maintain required certifications and licenses for HVAC, plumbing, electrical, and fire systems.
- Promote and enforce safety protocols across all communities.
Qualifications:
- Education: Bachelor’s degree (Engineering or related field preferred) or equivalent experience.
- Experience: 5–7 years of multi-site maintenance leadership experience.
- Certifications: Valid driver’s license, HVAC, boiler, electrical, plumbing, and fire system certifications as required.
- Skills:
- Strong leadership and team development capabilities
- Budget and vendor management expertise
- Analytical skills for data-driven decision-making
- Proficiency in maintenance systems (Workday experience a plus)
- Physical ability to inspect properties and perform hands-on tasks as needed
