
JOB SCOPE:
Administer the day-to-day affairs of the assigned portfolio of real estate assets. Responsible for property operations and asset management services for a mix of multifamily, office, and retail for a Santa Monica-based office. This position will be responsible for managing a property management team of six.
MAJOR JOB DUTIES:

· Update and file all documents for vendors and tenants
· Address and resolve residents’ questions, concerns, and complaints in a timely manner.
· Oversee the timely and successful completion of maintenance requests and escalate issues to the appropriate management staff.
· Prepare weekly comps for all vacant units.
· Type general correspondence and memos
· Create and maintain various filing systems in an accurate and organized matter
· Assist with the coordination of tenant move-ins and move-outs
· Distribute information to tenants, staff, building contractors, etc.
· Maintain occupancy and delinquency rates
· Reviewing applications, new leases, and tenant notices (three-day)
· Greet prospective tenants and tour available units when needed
· Conduct physical property inspections for safety, soundness, and cosmetic property inspections a minimum of one time per week (unless directed otherwise) for assigned portfolio.
· Consistently ensure pristine property curb appeal for assigned portfolio.
· Conduct monthly property vacancy inspections, ensuring all vacancies are free of any dirt/debris/hazards (ex. door sweep dirt, water leaks, broken locks/windows/forced entry)
· Responsible for weekly meeting minutes
· Weekend availability to take care of maintenance requests
· Other duties as assigned
QUALIFICATIONS:
MINIMUM EDUCATION:
BA in Business Administration, Real Estate, or other related field and/or one (1) year of property management experience.
MINIMUM EXPERIENCE AND SKILLS:
• Excellent communication skills
• Excellent customer service skills
• Strong attention to detail
• Self-starter with a can-do attitude
• Experience managing a team
• Proficient in Microsoft Office Suite
• Working knowledge of AppFolio management software preferred
• Knowledge of City of Santa Monica rent control rules and regulations preferred
• Must have and maintain a valid California driver’s license and auto insurance at all times and have the availability of an insured vehicle to travel within the organization’s service area
Travel Requirements:
• Travel between local rental properties, as needed
Salary Range: 100,000.00 - 120,000.00
