Gillespie Group requires a background check and drug screening as a condition of employment. A valid driving license, reliable transportation, and current automobile insurance are required. The position requires individuals to furnish their own vehicle to fulfill all the job’s functions.

RESPONSIBILITIES & PROJECTS
- Assist the Property Manager in directing the efforts of the on-site staff to ensure apartments are move-in ready and are maintained in a satisfactory manner.
- Maintaining occupancy goals for the property and establishing goals for the leasing team.
- Create new lease-up strategies.
- Maximize revenue through effective leasing strategies and oversight.
- Comply with and stay up to date with all state, federal, and local laws and regulations, including Fair Housing.
- Maintain cost-effective approaches to ensure the plan is followed by all.
- Implement a schedule for conducting move-out walks with residents, explaining any potential damage charges and assisting with a smooth move-out process.
- Ensure retention rate goals are achieved through Five Star Service.
- Ensure residents’ and prospects' satisfaction through excellent and prompt communication.
- Implement and administer community policies.
- Clear and constant communication between leasing and service teams.
- Train and promote cross-departmental communication and projects to ensure maximum productivity.
- Utilize software such as KNOCK, Microsoft Office products, and RealPage software for documentation and communication.
- Contribute to cleanliness and curb appeal by walking all property exteriors, hallways, vacant units, and tour routes each morning to ensure a 5-star curb appeal experience for prospects and residents.
- Remain knowledgeable about all aspects of property management and the leasing process to provide accurate and helpful information.
- Assist in the preparation and planning of resident events.

Requirements
QUALIFICATIONS
- 1-2 years of property management experience
- High-school diploma, bachelor's degree a plus
- Ability to effectively communicate with staff and supervisor
- Proficient in Microsoft Office Suite
- Experience with Real Page or other property management software
- Strong work ethic with a willingness to learn
- Experience with training and leading a team
- Strong self-starter with proactive problem-solving skills
- High energy and positive attitude
- Strong conflict resolution skills
- Ability to work in a fast-paced environment
- Professional and polished image
- Passion for team development and training
- Proficient in sales and marketing concepts
