Description
Property Managers will work closely with the VP of Operations and Regional Director on core business processes including, but not limited to staffing, leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, recruiting, training and team development. Our properties are in the greater Phoenix area, and the home office is permanently located in Tucson.

Supervisory Responsibilities:
- Manage team’s ongoing performance and annual evaluations.
- Creates team goals and objectives in line with Company mission and vision.
- Carry out discipline and termination of employees in accordance with company policy.
- Oversee, monitor, and evaluate daily workflow and process of operations of the property.
Duties/Responsibilities:
Property Operations:
- Oversee daily property operations, including maintenance, leasing, and curb appeal.
- Ensure the property complies with local, state, and federal regulations, including safety and housing codes.
- Supervise on-site staff, including Maintenance and Admin Teams, and coordinate with third-party vendors.
- Respond to resident emergencies and maintenance requests promptly, including after-hours support.
Leasing and Resident Relations:
- Market and advertise available units to attract prospective residents, including conducting property tours.
- Screen applicants through background checks, credit reviews, and reference verifications.
- Prepare and execute lease agreements, ensuring compliance with legal standards.
- Foster a positive community by addressing resident concerns, organizing events, and promoting resident retention.
Financial Management:
- Collect rent, manage delinquent accounts, and initiate eviction processes when necessary.
- Prepare monthly variance notes and participate in monthly financial variance calls with Trinity Leadership, while controlling expenses and reporting on financial performance.
- Maintain accurate records of income, expenses, and leasing activities.
Maintenance and Inspections:
- Facilitate adherence to Property Yardi MaintenanceIQ Inspections to include pre-move out inspections and make ready inspections.
- Coordinate routine maintenance and repairs.
- Maintain detailed records of maintenance activities and property conditions.
- Perform minor maintenance tasks as needed, such as light repairs or troubleshooting.
Reporting and Compliance:
- Review all files for accuracy before property submits to compliance in Tucson for approval. Includes applications, new move-ins, renewals, and recertifications.
- Ensure adherence to the Trinity Compliance Guidebook, fair housing laws, landlord-tenant regulations, and local ordinances.
- Stay updated on industry trends and legal changes impacting property management.
Required Skills/Abilities:
- Strong interpersonal skills to build relationships with residents and resolve conflicts.
- Excellent organizational and time-management skills to handle multiple tasks.
- Proficiency in property management software (e.g., Yardi, AppFolio) and basic computer skills.
- Knowledge of fair housing laws, landlord-tenant regulations, and local property codes.
- Basic financial skills for budgeting and expense tracking.
Education and Experience:
- High school diploma or equivalent required; associate or bachelor’s degree in business, real estate, or related field preferred.
- 1 years of experience in property management, preferably in multi-family residential settings.
- Tax credit experience (Affordable Housing) is a plus
- Yardi: 1 year (Preferred)
- Property Management: 5 years (Preferred)
Physical and Location Requirements:
- Physical ability to walk the property, climb stairs, and perform light maintenance.
- Must be able to lift to 15 pounds at times.
- Ability to be on-call for emergencies, including evenings, weekends, and holidays.
- Must have a reliable means of transportation, possess a valid Arizona Drivers license, and a clean driving record with personal auto insurance.
- Requires regular property walks and occasional exposure to outdoor weather conditions.
- On-call availability is required for resident emergencies or urgent maintenance issues.
