Job Description
The Maintenance Supervisor plays a hands-on role while directly performing a wide range of repairs and maintenance tasks. Areas of responsibility include plumbing, electrical systems, HVAC, and other essential building infrastructure.
Key duties include:
- Infrastructure Familiarity: Develop in-depth knowledge of the building’s utilities—electricity, water and sewer, natural gas—and systems such as fire sprinklers, fire alarms, and HVAC.
- Vendor Coordination: Develop a working relationship with external vendors for specialized system management, supply procurement, and inventory control.
- Property Upkeep: Ensure the buildings and surrounding grounds are maintained in a safe, clean, and visually appealing condition.
- Repair & Maintenance Execution: Personally carry out day-to-day repairs and troubleshoot issues across building systems.
- System Evaluation: Diagnose malfunctioning systems and determine appropriate corrective actions.
- Emergency Response: Be available on-call for urgent maintenance needs; work hours may vary.
- Safety & Reporting: Conduct evaluations and accident investigations, and complete required documentation.
Daily responsibilities:
- Walk and inspect common areas and grounds daily to identify and address needed repairs, maintenance, and cleanliness issues.
- Remove litter and debris and ensure the property remains in a clean and orderly condition.
- Perform routine preventive maintenance to ensure building systems operate efficiently and the physical condition of the property is preserved.
- Conduct hands-on repairs in common areas and surrounding property, including carpentry, painting, plumbing, and electrical work.
- Repair and maintain building fixtures such as lights, locks, windows, doors, screens, walls, floors, and drains.
- Assist in winter operations by coordinating snow removal, relocating vehicles, clearing walkways, and applying ice-melt or sand as needed.
- Purchase and manage maintenance supplies and repair parts for all facility equipment.
- Supervise vendors and contractors performing general maintenance, landscaping, and grounds upkeep.
- Coordinate scheduled vendor activities, ensuring timely arrival, satisfactory work completion, and cleanup. Track hours worked and provide feedback to the Portfolio Manager.
- Communicate expectations to vendors before work begins and confirm satisfaction upon completion; address any deficiencies or messes promptly.
- Hire and oversee contracted service providers related to facility maintenance and operations.
- Maintain and update policies and procedures governing the use of supplies and facilities.
- Follow-up and communicate with the Portfolio Manager.
- Perform other duties as assigned.
Requirements
- 2 years of residential, hotel, or apartment maintenance experience.
- Excellent communication skills, written and spoken.
- Customer service driven and and team oriented.
- Proactive, takes initiative, offers solutions, self-motivated, and ability to prioritize tasks.
- Knowledge of general maintenance requirements,electrical and plumbing codes, HVAC, and OSHA (documentation, safety, required reporting, regulations,etc.).
