About the role
Sets the strategic direction for a portfolio of properties and empowers team to focus on the daily operations while interacting confidently with key stakeholders to ensure their deliverables are met.
Senior Regional Managers (SRMs) oversee 2,000 units with larger or more complex properties in their portfolio.
This role qualifies a for yearly bonus, up to 20% of salary, based on portfolio NOI performance.
How you will be successful
- Responsible for long term planning, growth strategies, and portfolio optimization
- Represents the company in strategic partnerships and industry associations
- Acts as a strategic leader, leading company-wide initiatives, and aligning regional performance with corporate goals
- Mentors new Regional Managers as opportunities arise
- Serves in additional leadership capacity as requested by Operations leadership
- Serve as a member of senior leadership team in the continual development and implementation of Mills strategic plan
- Create strategic plans to meet KPIs achieving results that consistently exceed submarket occupancy and rent growth performance
- Build and manage operational excellence programs that are measurable and align with strategic goals and improve operational efficiency
- Review, negotiate, and approve vendor contracts providing best possible terms for Mills
- Understand, analyze, and address risk minimizing any threats
- Empower management team to oversee the day to day operations of the properties within pre-defined margins
- Partner with property manager, cap/ex, marketing, director of operations and finance in the preparation of annual budgets, forecasts, operating plans, and capital improvement projects
- Monitor budget variances, analyze market trends and competition, prepare/present reports and take appropriate action throughout the year to achieve budgeted NOI, control expenses, and meet KPIs
- Exhibit “servant-first” leadership by putting the needs of the team first, providing training and feedback to continually enhance individual and overall performance, and ensuring all necessary resources are available to meet KPIs, improve service quality and exceed resident expectation
- Serve as acting Property Manager if there is a vacancy in designated portfolio
- Review staff performance regularly, communicate expectations, recognize accomplishments, support career goals, and hold associates accountable through training, mentoring, performance improvement plans, and, as a final resource, corrective action
- Collaborate with the revenue management team to monitor pricing and execute strategies to maximize rent growth
- Collaborate with marketing to improve marketing strategies, leasing efforts, occupancy, and resident retention
- Collaborate with HR on training initiatives and programs that enhance associate and property performance
- Participate in property inspections with lenders, investors, and senior leadership resolving issues as needed
- Regularly inspect property for curb appeal, property safety & appearance, and help maintain cleanliness by picking up litter, and communicating service needs
- Maintain accurate and in-depth knowledge Mills properties, the local market & competitors
- Collaborate with the Construction/CapEx team regarding new development and/or property rehab to maintain market competitiveness
- Ensure compliance at properties regarding Mills policies and procedures, safety standards, state/city/federal regulations and hold team members accountable
- Participate in the process for acquisitions and dispositions to ensure effective and efficient onboarding and offboarding of properties and associates
- Abide by Mills policies and procedures and laws pertaining to Fair Housing, Americans with Disabilities Act, etc.(maybe add something surrounding labor laws?)

What you need
- Bachelor’s degree or fifteen years’ experience in multi-family industry
- Ten years’ experience of progressive property management responsibility; multi-site preferred
- Minimum of five years’ leadership experience
- CAPS, CAM or RAM certification preferred but not required
- Regular travel to various property locations within the St. Louis metro area is required. Reliable transportation is necessary.
- Approximately 20% travel required to Kansas City and occasional regional travel as needed. Mileage reimbursement provided.
- Strong business and financial acumen with demonstrated success at improving financial performance including profitability and expense management
- Compelling communicator at all levels (including C-level) with the ability to convey ideas and concepts concisely through interpersonal, written and verbal communication
- Strong analytical thinker with demonstrated ability to anticipate and solve problems with sound judgment based on accurate and timely analyses
- Strong project management and organizational skills to effectively manage multiple projects simultaneously
- Demonstrated leadership and coaching skills with ability to mentor and develop others
- Ability to work a varied schedule including weekends and holidays as needed
- Valid driver’s license and proof of insurance required
- Adept at building relationships and working in a team environment with proven track record of sharing ideas, providing encouragement, building on other’s ideas, giving due appreciation and bringing out the best in others
