Description
Summary: Responsible for all operational, marketing, and financial aspects of an apartment community and meeting company goals in those areas. Results achieved through personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
PERSONNEL & GENERAL:
- Coach, supervise and be responsible for work performed by all on-site personnel.
- Hire and terminate employees under the supervisor of the direct supervisor and Woodmont Properties policies.
- Conduct written evaluations of employees and make recommendations for work improvement and salary increases.
- Establish schedules and assign personnel for routine maintenance and emergency coverage.
- Hold daily and weekly team meeting to address, ideas and suggestions and to implement new strategy
- Enforce the company personnel policies and programs such as compensation, staff planning, recruitment and training.
- Manage employee issues and discipline where necessary with the guidance of the direct supervisor.
- Must be available on-call 24 hours a day in case of emergency.
- Ensure proper purchasing procedures are adhered to. Community Manager is responsible for unauthorized charges or costs to the property.
- Ensure that all safety initiatives are adhered to and that safety guidelines are followed.
MARKETING & LEASING:
- Meet and/or exceed income and occupancy goals.
- Develop and implement marketing strategy.
- Assist in the marketing, showing and leasing of apartments.
- Implement and monitor all online, print and social media marketing strategies/sites.
- Actively recruits prospective residents.
- Thoroughly understand competitive apartment communities in the area and perform comparable market surveys, as dictated by Woodmont Properties policies.
- Review and supervise preparation of leases.
- Review and approve all rental applications within 24 hours of application.
- Inspect all vacant units at least once a week.
- Responsible for all efforts pertaining to marketing the property example: running advertisements, training staff, increasing traffic, performing monthly marketing audit of all advertising sites, ensuring all advertisements are up to date, etc.
- Set up vacant folders with lease information and keep office always organized.
- Constantly upgrade and maintain the propertys curb appeal.
- Perform corporate, business, and community outreach to improve traffic and leasing of community including the development of joint marketing programs.
MAINTENANCE:
- Continually inspect the property with Maintenance Supervisor to assure superior community appearance and delegate any work to be done to team members or vendors. Notify direct supervisor of any major maintenance problems and recommend possible solutions.
- Handle all details of move-ins and move-outs, giving attention to the apartment conditions, must always have acceptable number of each unit type in market-ready condition.
- In conjunction with Maintenance Supervisor, supervise outside contractors working on property.
- Responsible for ensuring that the grounds are always free of debris and rubbish.
- Continually analyze maintenance operations with attention to cost reduction.
- Study and evaluate ways to improve quality, efficiency and economy of services and facilities.
- Purchases supplies and obtains necessary bids on contract work for review by Regional Manager.
- Prepares periodic inventory of building contents and property condition.
- Keep accurate records regarding preventative maintenance, work orders, MSDS, annual inspection, and inventories, lighting inspections, and safety.
RESIDENT RETENTION:
- Ensure that the residents are provided with clean, safe and well-maintained properties.
- Ensure that resident requests are handled within 24 hours and that the residents are informed of any delays.
- Responsible for lease renewal process throughout renewal process regarding rent increases, lease changes and encourage residents to renew.
- Communicate with residents throughout renewal process regarding rent increases, lease changes etc. and encourage residents to renew.
- Promote resident retention daily.
- Develop and implement community resident programs to enhance a sense of community and resident retention
ADMMINISTRATION & ACCOUNTING
- Adhere to and, enforce company personnel and operating policies as outlined in the Woodmont Properties Employee Handbook, Policy and Procedure Manual, Safety Manual and Emergency Management Manual, and compliance with Federal Fair Housing laws.
- Prepare accurate Budgeting and Capital budgeting -weekly and monthly reports and submit on a timely basis.
- Collect rent and monitor receivables.
- Handle delinquent accounts and initiate legal proceedings according to local and state laws.
- Maintain accurate records of all transactions on property.
- Purchase necessary office supplies and always keep office neat and orderly.
- Document budget expenditure and stay within budget figures monthly.
- Responsible for on-site debit card used for petty cash and the disbursement and monthly reconciliation.
- Responsible for collection of all monies on the property.
- Continually increase income and minimize operation costs.
Supervisory Responsibilities
May manage one subordinate supervisor who supervises others in the Maintenance Department. Directly supervises all office and leasing personnel and Assistant Community Manager, if applicable. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Education and/or Experience
Bachelor's degree (B. A.) from four-year College or university; or three to five years related experience and/or training; or equivalent combination of education and experience.
Language Skills
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write memos, letters and create reports ability to respond to complaints or inquiries from employees, residents, prospects and vendors. Ability to communicate in a clear and precise manner.

Certificates, Licenses, Registrations
Property Manager License and/or Real Estate License required as per state & local laws
ARM, CAM, CAPS, MPM, RMP desired, but not necessary.
