About Nolan Living
Nolan Living is a vertically integrated owner and operator of residential communities across the U.S., with a focus in the Midwest and Texas. Duties and Responsibilities
- Answer all incoming calls and log prospect information in OneSite or Property Notebook
- Assist prospects in person and over the phone
- Follow up on pending applicants and guest cards daily (calls, emails, thank-you cards)
- Fax current specials to locators three times a week
- Prepare move-in files and ensure apartments meet Nolan standards
- Place move-in gifts in scheduled apartments
- Conduct weekly outside marketing to local colleges and businesses
- Update internet ads as needed after market study approval
- File leasing paperwork and maintain rental packets and move-in files
- Complete work order callbacks daily
- Attend and participate in all resident functions
- Deliver birthday balloons and cards to residents
- Monitor video library and package room; follow up on overdue returns and unclaimed packages
- Conduct new move-in callbacks weekly
- Check and maintain mini models and target apartments weekly
- Move mini models as needed
- Maintain a 40% or higher closing ratio
- Ensure compliance with local, state, and federal documentation laws
- Maintain satisfactory scores on all mystery shopping reports
- Execute all marketing strategies outlined in the Quarterly Marketing Plan

- Ability to overcome objections and close leases
- Independent judgment and confidentiality required
- Willingness to learn new software and systems

Requirements
- High school diploma or GED, or at least 6 months of directly related experience
- Prior multifamily leasing and customer service experience preferred
