The Opportunity

We’re seeking an experienced Community Manager to lead operations at 500 Fifth. In this two-person office, you’ll oversee all aspects of community management while also serving as the face of the property—building strong resident relationships and driving leasing success.

Because this is a lean, hands-on team, you won’t just manage from a distance—you’ll be directly engaged in leasing activities, day-to-day operations, and resident service. You’ll also partner closely with our dedicated maintenance team to ensure the property is well cared for and residents feel supported.

This role requires someone who can balance operational leadership, financial oversight, and leasing expertise while bringing a passion for leasing and one-of-a-kind lease-closing skills to the forefront.

Principal Duties and Responsibilities (Essential Functions)

Help People find their new homes! Your main focus as a Community Manager here at 500 Fifth Apartments is to enhance the community for which they are responsible in the most efficient and profitable manner possible based upon the goals and objectives of the owner(s) and investor(s), as well as ensuring the greatest possible satisfaction and wellbeing of all customers. Most importantly, our property management philosophy is maintaining strong customer service and resident satisfaction, which starts with each and on-site team member on the Fortis team. The Community Manager is responsible for the total on-site operations of the assigned community. Under the direction of the Regional Property Manager and/or Head of Multifamily Operations, they are responsible for:

Financial Oversight

• In conjunction with the Regional Property manager, the Property Manager will assist in the preparation and formulation of the annual operating budget for each calendar year. Additionally the Property Manager is responsible for operating the property within the established budget.
• Support the Assistant Community Manager in collecting all rents and other incomes while controlling property expenses within the guidelines of the budget
• Ensure all weekly, monthly, quarterly, and annual reporting is completed in an accurate and timely manner
• Review and analyze monthly financial statements and provide a written report to the Head of Multifamily Operations
• Complete all daily financial transactions, including collecting and posting rent, fees, and other payments.
• Review and submit vendor invoices for payment with required documentation.
• Monitor and control expenses within budget parameters.
• Ensure all bank deposits are made in accordance with company policy.

Leasing & Marketing

• Be the leader of 500 Fifth—greet and engage residents, prospects, and visitors with inviting customer service.
• Conduct engaging tours showcasing apartment homes, amenities, and community benefits.
• Promptly follow up on leads, inquiries, and applications to maximize lease conversions.
• Maintain the property’s occupancy goals by implementing marketing and outreach initiatives to secure qualified applicants through effective advertising and promotional activities 
• Accurately quote rental rates, availability, and leasing terms.
• Process applications, lease documents, move-ins, and renewals.
• Ensure all apartments are tour-ready and meet standards prior to occupancy.
• Distribute move-in packets and ensure smooth onboarding for new residents.
• Implement marketing and outreach strategies to maintain target occupancy.
• Complete market surveys and maintain current knowledge of the local market.
• Grow the market rents at the community.

Resident Relations

• Deliver exceptional customer service and maintain positive relationships with residents.
• Support and guide the Assistant Manager in communicating professionally with residents regarding outstanding balances and managing collection procedures.
• Promptly resolve resident concerns.
• Lead the planning and execution of resident events that strengthen community connections.

Facilities Management 

• Responsible for the physical condition and maintenance of the community.
• Continually inspect the community and implement an ongoing maintenance and improvement plan.
• Quickly resolve emergency maintenance issues.
• Assist with the inspection of move-outs, document deficiencies, and ensure compliance with lease terms.
• Inspect apartments prior to move-ins to confirm readiness and quality standards.
• Coordinate with maintenance to resolve outstanding work orders or deficiencies.

Administration & Team Support

• Hire, train, evaluate, motivate, and supervise on-site associates.
• Develop and supervise an ongoing training program for all on-site associates.
• Ensure adherence to Fortis Property Management policies and procedures.
• Maintain knowledge of and adherence to:
  • Legal matters and state-specific laws
  • Fair Housing policies and procedures
  • Life/safety issues
  • ADA, OSHA, EPA policies and procedures
  • Risk management protocols
• Perform other duties as needed or required 

Supervision Received

The Community Manager will report to the Regional Property Manager and/or Head of Multifamily Operations. Leadership will provide ongoing support and direction for community growth. 

Supervision Exercised

The Community Manager will supervise the Assistant Manager, all on-site maintenance associates, and outside contractors employed by Fortis Property Management to work at the community. The Community Manager will report to the Regional Property Manager and/or Head of Multifamily Operations. Leadership will provide ongoing support and direction for community growth.

Qualifications & Skills

Education

• Two- or four-year college degree preferred, or equivalent experience.
• High school diploma or equivalent required.

Experience

• Minimum 3–5 years in multifamily property management, with strong preference for background in Class B & C properties.
• Minimum 2–3 years of proven success in a Community Manager role.
• Demonstrated expertise in marketing, leasing, and financial oversight.

Skills & Competencies

• Strong interpersonal and communication skills (written and verbal).
• Ability to interact professionally with residents, team members, and vendors.
• Highly organized with keen attention to detail.
• Proficient in Yardi, CRM platforms, and Microsoft Office.
• Strong decision-making and conflict resolution abilities.
• Professional demeanor and appearance.
• Flexibility to work three to four Saturdays every month, with a day off during the week.
• Reliable transportation.
