Key Objective(s):
The main purpose of the Leasing Associate is:
- To canvass for retailers, restaurants, and other tenants for American Dream and the Triple Five portfolio
Primary Responsibilities:
- To locate, evaluate and develop potential tenants for American Dream
- Assist Leasing team in budgeting for the revenue for AD
- Negotiate LOI’s and Lease Agreements
- Submit deals to the SVP, Head of Leasing for review and approval.
- Report to and work with the Leasing team to achieve property and overall Leasing goals and objectives.
- Research companies and get appropriate internal leads and input them into Monday.com
- Participate in Leasing’s related administrative duties:
- Coordinate/input Leasing Agreements, print and prepare Lease Agreements for tenant review, deliver/mail Lease Agreements to tenant
- Participate in rent collections (you are first point of contact for all common area tenant collection efforts), sales reporting, insurance reporting and accurate processing of Lease Agreements
- Guide tenants through the Visual Design approval process. Work with onsite Visual Design Coordinator as needed.
- Monitor compliance with merchandise and visual presentation standards
- Assist tenants with the visual presentation process and prepare necessary documents to get the tenant together with the visual department. If necessary, work as a liaison between tenant and visual personnel.
- Answer guest questions and provide assistance when needed
- Regular, reliable and consistent attendance
- Additional duties as assigned.
Desired Qualifications:
- 3+ years retail/Commercial leasing experience
- Bachelor’s degree in a business-related discipline
- Basic math and accounting skills.
- Well-developed interpersonal and negotiating skills.
- Effective oral and written communication skills.
- Resourcefulness, creativity, and well-developed awareness of design principles.
- Some overnight travel may be required.
- Must have transportation
