Description
Regional Leasing Manager primary goal is to support the leasing and marketing efforts with the on-site communities under the direction of the VP of Marketing & Residential Leasing Operations.
RLM does not have direct-line supervisory authority, it is expected that he/she will engage the chain of command to successfully affect change, mentor employees, lend relevant expertise, provide training, and foster a culture of service and excellence. This individual must be able to work independently, across different teams, and travel throughout the Washington DC metro area.
· Greet prospective residents and provide them with property tours at various communities throughout the Polinger portfolio.
· Leasing of all vacant and/or available apartments includes promotions in timely manner.
· Processing lease applications, qualifying applicants based on approved lease criteria, and maintaining those leads in property management software (PMS).
· Conduct follow-up with prospective and current residents and respond to Internet leads.
· As needed, assist the on-site team with maintaining and completing marketing reports and correspondence, and preparing move-in paperwork.
· Understand resident ledgers and be successful in articulating resident charges.
· May also assist the on-site Property Manager with posting rents, processing payables, reviewing general ledgers, and entering renewals through the PMS system.
· Maintain and adhere to Polinger Company policies and procedures.
· Maintain acceptable Closing, Shopping Score, Telephone, and Leasing Performance scores.
· Troubleshoot and generate creative ideas to increase the desirability of the property, maximizing closing ratios.
· Assist the on-site team with outreach marketing to various businesses and specialty groups for the purpose of promoting property.
· Train Leasing Specialists in improving their leasing sales skills. This includes the entire leasing process: greeting the applicant, closing, and move-in processes. Also, assist in enhancing mystery shop scores and abilities.
Requirements
· Minimum 2-4 years of successful apartment leasing and sales, a plus, or a four-year (4) bachelor’s degree in a related field.
· Computer proficiency and knowledge of Microsoft Office Suite (Word, Excel, Outlook)
· Proficient knowledge of Fair Housing requirements.
· Proven customer service skills (in a Hospitality/Retail, etc. environment)
· Proficiency in Yardi is preferred.
· Ability to understand and articulate resident accounts, general ledgers, and balances is preferred.
· Previous experience working at a Class-A property is preferred.
· Previous lease-up experience is preferred.
· Excellent organizational skills: ability to prioritize tasks, multitask, and delegation.
· Excellent closing and sales skills.
· Excellent verbal and written communication skills and ability to interact with customers and teammates in a professional manner.
· Ability to read and interpret documents and ability to author reports.
· Ability to adapt to leasing at multiple properties.

· Candidate needs to be flexible to work Monday through Friday and/or work weekends with the possibility of a day off during the week.
