POSITION SUMMARY
As a Community Manager, you'll put your management expertise to work at Colorado's premiere apartment management company. You'll join a savvy team of experts who are committed to delivering excellence and the highest quality product every day.
Our Community Managers are the cornerstone of our team and synonymous with the RedPeak brand. They're creative thinkers and accept a high level of accountability for their performance. As the cornerstone of our organization, you'll maximize operating performance through team development, keeping your building and overall environment in top notch order, and most important of all, work to deliver the highest level of service experience to our clients - our guests.
ESSENTIAL FUNCTIONS
Training and Development (40%) Build a strong team through ongoing training and development, regular reviews, task delegation, recruitment, example, and in the moment coaching. Act as the liaison between home office and fellow team members.
- Maintain effective on-site team through interviewing, hiring, and terminating as necessary
- Provides training, mentoring, accountability and frequent feedback for individuals on their team
- Completes reviews on schedule for each team member; reviews are accurate, consistent and effectively communicate employee standing within the organization
Resident Satisfaction (15%) Ensure delivery of customer service standards to maximize resident satisfaction by delivering RedPeak standards, including being responsive to resident needs and expectations for delivery.
Property Quality Control and Operations (15%) Ensure quality control of physical assets meets RedPeak standards to ensure maximized occupancy, minimized resident turnover, and disruption due to capital projects. Oversees and maintains property compliance with local and state regulations by ensuring inspections are completed on time to maintain permits.
- Ensures the properties under management are maintained to the highest standards vs. comparable properties in the market
- Supervise day-to-day operations of entire on-site team, ensuring that all RedPeak Properties policies and procedures are being followed; ensures all employees are current on training
- Maintain positive relations with all community vendors; provide vendors with applicable service expectations and obtain and approve bids for vendor-aided community projects ensuring coverage of necessary scope of work
Financial Management (10%) Meets or exceeds property financial goals by optimizing savings and opportunities through effectively managing and creating financial reports, budgets, and identifying ancillary opportunities. Ensure invoices are received and paid in accordance with requirements.
- Manage and maintain all aspects of overall community budget and finances and achieves goals for property financial performance
- Annual forecasting of NOI and coordinating appropriate annual operating budget; ensuring community expenses are paid for appropriately and within budget guidelines
- Identify and coordinate all necessary capital projects within budget guidelines
- Completes all property financials, reporting and analysis according to schedule and owner/investor requirements
- Works with the Accounting team to ensure all property expenses, payroll and receivables are processed promptly, have the proper approvals and are correctly classified
Other
- Work with leasing team to ensure that leasing/marketing goals are being met: Stay informed of all current applicable market conditions
- Utilize appropriate marketing resources and coordinate with applicable vendors; maintain high occupancy through effective motivation and community-specific training of leasing/marketing staff
- Ensure collection of accurate demographics and contact info for all community residents to aid in development of effective marketing techniques

Minimum Education
- High School Diploma or equivalent
Desired Education
Desired Work Experience
- 3+ years of property management experience, including on-site experience
- Experience in supervisory role with 200+ unit community and 5+ employee staff
- Experience in writing and maintaining budgets
- Proficient in Yardi Voyager property management software
- General office, bookkeeping and sales skills
- Computer literate, including Microsoft Office
- Proficiency with email and Internet platforms
