At Gaines Investment Trust, we take pride in providing exceptional customer service to our guests and residents while offering comfortable and well-maintained apartment homes. We seek a part-time (Tuesday, Thursday, and Saturday) Leasing Professional to join our Village Park Apartments team.
Compensation: $20 - $25 per hour (based on experience)

As a Leasing Professional at Gaines Investment Trust, you are the face of the community and a key driver of its success. Your role extends beyond leasing apartments—you are responsible for creating meaningful connections with prospects and residents, ensuring high occupancy rates, and fostering a welcoming environment that reflects the quality and values of the community.
Your Purpose & Contribution
- Enhance Community Engagement – Build strong relationships with prospects and residents, fostering a sense of belonging and ensuring high satisfaction and retention.
- Drive Leasing Success – Understand prospects’ needs, address objections, and guide them through the leasing process to maximize occupancy and secure lease agreements.
- Support Operational Excellence – Maintain accurate records, prepare lease documents, and ensure full compliance with company policies and procedures.
- Contribute to Financial Performance – Help achieve occupancy and retention goals by proactively engaging with residents and supporting revenue-driven leasing strategies.
- Create a Welcoming Environment – Promote a professional and inviting atmosphere for residents, guests, and coworkers to enhance the community experience.
- Strengthen Follow-Up & Service – Manage follow-ups with prospects and residents to improve leasing conversions and provide exceptional customer service.
- Leverage Technology for Efficiency. Use Microsoft Office, Yardi Voyager, and CRM software to optimize leasing operations and track performance effectively.
- Ensure Availability and Reliability—Be dependable every Tuesday and Thursday (8:30 AM to 5:30 PM) and Saturday (10:00 AM to 5:00 PM) to support business needs and maintain operational efficiency.

- 1+ years of apartment leasing, or sales/customer service.

- The ability to thrive in a fast-paced setting while managing multiple priorities.
- Experience using Microsoft Office and Yardi for leasing and administrative tasks.
- Strong attention to detail with a results-driven mindset.
- A collaborative and independent work style.
- Residency within the Encinitas, CA area or a 25-minute commute.
- A valid driver's license (required).
