Role Objectives & Responsibilities
The Leasing Specialist supports company leasing efforts by sourcing new lease opportunities through inbound call, text and email follow up and outbound cold correspondence as needed to maximize occupancy.
- Provide a best-in-class, dynamic, proactive, and friendly prospect and applicant customer service experience.
- Perform all sales and leasing activities that meet the expected revenue and occupancy goals by promptly qualifying prospects, expeditious follow-up, assisting with processing applications, credit screening, and criminal background checks as needed, and ensuring a smooth resident move-in and lease signing experience.
- Collaborate with maintenance team members prior to resident move-in and ensure homes are in move-in ready condition owning coordination of scheduling any outstanding items aligned with the company-wide scope of work to be addressed with the maintenance team.
- Demonstrate knowledge and provide feedback about current market and competitor conditions that may impact occupancy and sales results, assist with the development and implementation of short and long-term marketing plans and goals to sustain occupancy.
- Follow the established policies related to concessions, specials, and other programs to boost occupancy.
- Possess a sales-minded mentality with a high skill set in overcoming objections, creating a sense of urgency, and closing the deal ensuring prospects become residents at every given opportunity.
- Strong proficiency in the use of leasing and property management software to track availability, record leasing activities, manage resident and prospect data.
- Follows-up with prospects to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease.
- Respond quickly and courteously to prospect and client/owner concerns and questions and takes prompt action to solve problems and/or document and convey prospect or other requests to the appropriate individual(s).
Requirement Knowledge & Experience
- 3+ years of unparalleled customer service, sales, and closing experience, preferably in the real estate industry.
- Outgoing, timely, and professional communicator with clients and colleagues, both verbal and written.
- A champion for the business in all activities and communications with prospects, applicants, and colleagues.
- Driven ability to meet and exceed sales and business goals and objectives with enthusiasm and excitement.
- Willingness to work a flexible schedule, including evenings and weekends.
- Timely, professional and friendly follow-up skills via text, email, and phone
- Experience with CRM and property management software
- BS/BA or equivalent experience and education
- Real estate license a plus
- Proficient with Google Suite, MS Office and CRM related software
- Excellent Communicator, both verbal and written
