What You Will Do
The Leasing Director is responsible for overseeing all leasing activities at the community to ensure high occupancy levels, optimal rent growth, and excellent customer service. This role includes managing the leasing team, implementing marketing and leasing strategies, and driving performance through leadership, training, and accountability.
The Leasing Director works closely with the Community Manager and Regional Manager to support the overall success and financial performance of the property.
What Your Day Consists Of
Lead and manage the leasing team, providing training, mentorship, and performance feedback to achieve leasing goals and uphold customer service standards.
Oversee the entire leasing process, including responding to inquiries, conducting tours, following up with prospects, and executing lease agreements.
Ensure timely follow-up with all prospective residents to maximize conversion rates and reduce vacancy time.
Monitor and analyze market trends, including pricing and occupancy at comparable properties, to remain competitive.
Develop and implement property-specific marketing and outreach strategies to generate qualified traffic and leases.
Maintain accurate and up-to-date leasing records, reports, and occupancy data.
Coordinate with the maintenance and operations teams to ensure that units are ready for move-in and that the property is presented at its best.
Foster strong resident relations, encourage renewals, minimize turnover, improve online reputation and enhance resident satisfaction.
Plan and oversee resident events and community engagement initiatives.
Work with marketing to create and manage marketing materials, advertisements, and online listings across various platforms.
Conduct regular leasing and sales meetings to review performance metrics and promote accountability.
Stay informed about fair housing laws, leasing regulations, and company policies to ensure full compliance.
In accordance with company policy and operational needs, regular attendance and punctuality are essential functions of this role and are required for the performance of the employee's duties.
What You Bring To Us
High School diploma or GED
1-2 years of College is preferred
Yardi software experience preferred
General knowledge of property management
Knowledge of on-site management operations
Minimum 2 years of apartment leasing experience
Management experience is preferred
Extensive sales experiences with documented track record of high sales
Strong verbal and written communication skills
Advanced communication skills to professionally interact with customers, residents, and guests
Able to adhere to set and variable work schedule, including weekends and emergencies as required
Able to adhere to company policies, procedures and practices
Able to establish and maintain effective working relationships
Excellent managerial and organizational skills
Must be a motivator and leader, able to inspire leasing staff to greater job performance
Professional image, assertiveness and perseverance
Strong customer service orientation
Strong Internet, Microsoft Word and Excel skills
Able to perform work responsibilities at location other than assigned property
Able to travel within major metropolitan area and may be required to attend company functions in cities other than assigned location requiring overnight stays
Possess a valid Driver's License with good driving record and current automobile insurance (required)
