About the Role
As a Community Maintenance Technician at Zekelman Industries (Z Modular), you will play a key role in maintaining the safety, functionality, and appearance of our apartment communities. This position requires hands-on technical skills, attention to detail, and a strong commitment to resident satisfaction. You’ll be responsible for addressing service requests, performing repairs, and ensuring building systems are running efficiently.
You will collaborate with property management and fellow maintenance team members to deliver timely, high-quality service. This is a full-time, onsite role that includes participation in the on-call maintenance rotation.

What You’ll Do
Maintenance and Repairs
Assists in completing make-ready units according to Z Modular standards
Troubleshoots and repairs HVAC systems, appliances, plumbing, and electrical systems
Performs minor carpentry, drywall repair, and painting
Responds promptly to resident service requests
Re-keys locks and cuts keys as needed
Preventive Maintenance
Conducts regular inspections and preventative maintenance of property equipment and vacant units
Maintains pool areas, ensuring proper chemical balance and safety
Identifies and addresses safety hazards throughout the property
Property Upkeep
Maintains cleanliness of common areas, sidewalks, and amenities
Removes trash and debris; power washes surfaces as needed
Ensures landscaping is neat and presentable
Inventory and Documentation
Assists in monitoring inventory of tools, supplies, and materials
Maintains accurate records of service requests, maintenance activities, and material usage
On-Call Support
Participates in the community’s on-call maintenance rotation
Responds to emergency maintenance needs after hours as required
Customer Service
Provides courteous and professional interactions with residents and team members
Collaborates with property management to support resident satisfaction and operational goals
Who You Are
2–5 years of experience in general maintenance
High school diploma or equivalent preferred
Vocational training or certifications in HVAC, plumbing, or electrical preferred
Eligible to work in the United States
Certifications (preferred or required within 90 days):
EPA Type II or Universal HVAC Certification
Certified Pool Operator (CPO)
OSHA Safety Training
What You Know
General knowledge in plumbing, electrical, carpentry, HVAC, pool maintenance, and appliance repair
Understanding of building systems and maintenance best practices
Proficient in using hand and power tools
Strong problem-solving and troubleshooting skills
Ability to work independently with minimal supervision
Familiarity with mobile work order systems and basic computer skills
Excellent organizational and documentation abilities
Strong communication and customer service skills
Work Environment
Outdoor environment with regular exposure to weather conditions
Involves physical labor and routine equipment use
Fast-paced with multiple priorities and resident interaction
Full-time, onsite attendance is required
Physical Requirements
Ability to stand, walk, bend, kneel, and reach for extended periods
Frequent lifting, carrying, pushing, or pulling of items up to 50 lbs
Physically able to operate equipment and perform repetitive tasks
Visual ability to inspect units, read documents, and operate systems
